Estimates come as a fixed price for a defined scope. No allowances, no unit-rate games, no line that says "excavation as required".
Excavation, disposal of spoil, geotextile, base stone, compaction and bedding are all in the number.
Where a permit is needed we pull it, schedule the inspections and carry the cost.
Ledge and buried structures are the one thing we can't see. If we hit either, we stop and show you before anything changes.
Gas, plumbing and electrical connections are run by licensed trades. We coordinate them and they're priced in.
